You have been given some good advice OP.
I had a viewing booked for a property today which is tenanted. EA had told me that tenants have sorted out somewhere to go shortly. (I did take this with a pinch of salt!)
But the viewing has now been cancelled, T will only permit viewings at 4pm on Saturdays. EA has said T is being 'awkward'. I have some sympathy with the T, they are paying rent for the use of the property, why should they put themselves out for viewings? It also indicates that relations are not as rosy as the EA indicated, and T may not move out in sweetness and light at a mutually agreed time.
LL would do much better to wait until T have left until property is marketed. As things are vacant possession is more of an aspiration whatever the EA says.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

No guarantee that the property will be vacant any time soon. Tenant could stay put and require court order to be evicted.
