Landlord is increasing our rent too much! Advice needed.

Yes, don't trust someone who you think has snaked out of an agreement to save themselves some loose change each month.

Thanks to the improvements you've made, the property is now worth a higher market rent. Some landlords may understandably wish to exploit this.

Many thank to all your replies. Your comments really helped me weigh up the situation the links from G_M were excellent, thank you.
We have been wet behind the ears. We should have not paid for work on the house in the hope that the Landlord would take this into concideration with rent increase. We also took him at his word and did not get anything in writing.
Legaly he can't raise the rent as high as a) He wants to do it at the wrong time of year i.e. not on the anniversary of the contracts signing and b) Because he wants to raise the rent by far more than what would in line with the retail price index (stipulated in the contract.
However sometimes in life you have to cut your losses. We went to see another house on monday and have applied to move in. It is £25 more our current landlord wants to charge but is like a palace in comparison. No damp, central heating, no lumps of plaster falling off the walls, Lounge and dining room, good kitchen and bathroom, garden for the kids and even a conservatory, also in a far nicer area.
Fingers crossed we get it, two others have applied for it.
