Bathroom conversion

Hi, I'm looking to put my house on the market soon. A few years ago we extended a downstairs loo into the back of the garage to make the room large enough to accomodate a bath. It hasn't been signed off by the building inspector, and probably wouldn't pass an inspection because it's stud walling in a garage, which I believe is effectively outdoor space.

We've had the house valued and I mentioned all this to the estate agent. He said it wouldn't be a problem as long as we're up front with any potential buyers. My concern is the buyers lenders not being happy about this and refusing to offer a mortgage.

Can anyone offer any advice on where I stand on this? Would the best option be to revert the room back into a loo before placing the house on the market?

    Follow the estate agents advice, leave it as it is and be open about it.
