changing aa mattress

We have changed tenants at Christmas (only our 2nd ones in the appartment) and have been informed last week one of them would like a new mattress as its uncomfortable.

Our manaagement company said they should be renewed every two years. Its a two bed appartment and bedroom 1 hasn't been renewed, should we do that at the same time?

Do you just renew them as a rule everry two years?

What input would you give your tenant, or do we just get a general mattress? They are in the appartment for another two months.

    do agents think that LLs are made of money

    All that asking them to change every two years is going to do is have them buy the cheapest most uncomfortable mattress they can find

    personally, I'd much rather they spent their money on long lasting comfortable stuff.

    but then I never look for furnished precisely because of things like this

    Would you consider that to be comfortable to the current tenant who is only there another two months, or a general purpose mattress?

    Also I said to OH to ask for the old mattress as we are actually in the process of buying one for DD - would add a topper etc to it. But he said he'd rather dispose of it was 'that bad it needs replacing' we just binned it.....

    It is only just 2 years old, ours we've had longer and also Bed 1 in the appartment is about 8 years old. I think it might just not be the right firmness etc so can't see a reason why we can't ask for it back......

    I've been renting my room for 3 years now, and during this period there were 4 different tenants renting the biggest room (2 of them moved their gf in) and our LL didn't change it.

    I agree with a good quality one and it should last 10 years. You don't replace your own mattress this often, so why should it be any different? It should always be covered, so irrelevant how many people use it.

    Its not so much annoying as it is confusing. Do you get a mattress suitable to the current tenant, who only has 2 months left.... What if the next tenant finds that uncomfortable?

    I'm even thinking of buying one for him and then swapping back over in 2 months so DD gets the new one :rotfl:

    I think if after a week he'd said it hurt his back etc I would think there was a genuine issue there.....

  • If the mattress is perfectly serviceable and is reasonable quality, I would only change it about every five years at the most, and then only if there has been a change of tenant.

    If they find it uncomfortable, then that is very subjective as some people prefer a soft mattress and some a firm one. I would just buy a medium firm one.

  • how often do you change your own mattress? every 2 years is ridiculous. if the tenants are uncomfortable but the mattress is in good condition - why don't they buy their own. They could be uncomfortable with anyone you buy.

    Absolutely.

    2 years is crazy. I've been sleeping on mine for 15!

    This is a tenant who happens to dislike the current 'hard' or 'soft' mattress.

    Now, if the tenant was going to stay another year or more, I might go out of my way to keep them happy, and buy a new one more to their liking.

    But they're leaving in 2 months!?

    Tell them (politely!) to buy their own.
