Zoopla & mouse price house evaluations

What percentage, plus or minus , is zoopla & mouse price estimations wrong according to your guestimations on the price of your property / property portfolio ?

I would say for mine ...

zoopla -
-10 %

Mouse price -
- 3%

Anyone else ?

  • No idea but I'd say it's not worth £25k less than the other side of our semi which Zoopla thinks it is and gives our estimate its full confidence level!

    Personally, I think these are useful starting points but are pure mathematical equations based on last sale price plus local market movements since. They fail to take into account the state of repair of properties and consequent premiums paid/price reductions or of any improvements made.

    We've had our place valued by a RICS surveyor and the valuation is very different which is not surprising:

    Zoopla + 30%

    Also many of the flats should be the same value but Zoopla has them at vastly different prices. Sorry I can't see Mouseprice.

    I swear they are getting worse in our block! :rotfl: There are three designs, not massively different in size but enough, all identical view and facilities, no corner or basement flats.

    Flat currently for sale £60K, been up since 2007 (smallest size)
    Ceiling price in block in 2007 £90K (mid size)
    My flat Zoopla value £70K+ (largest size)
    Another flat Zoopla value £150K+ (mid size).

    Our former neighbour's house (currently on market) - Zoopla -60%!!

    Either of them could easily be right, but then if they can't get it right on a road with >200 near enough identical flats to compare against, they'd have no chance anywhere else!

    So far so good, but then Mouseprice has this little gem:

    A property that sold at a similar time and price as <myflat>, recently sold again. Flat 2 <totally different flat in a different borough>, which was bought for £53,000.00 on 19/03/1999 was sold for £120,000.00 on 31/08/2001. This is a price change of 39.5% per year. If this price change were applied to the £51,000.00 that was paid for <my flat in 1999>, this would imply a current house price of £5,390,000.

    £5.4 million for a 2-bed south London ex council flat? :rotfl:. Even here, house prices haven't been going up for 40% a year for 14 years! :eek:

  • When we sold last year, we got 20% more than the Zoopla estimate. I reckon they're reasonably accurate if the property is in the same condition as when it last sold but useless otherwise.
