little advice please

Hit a bit of a snag the house the the problem being is the people who own the house we are buying they have found their house . But the woman who own it is in a rush to complete buy the end of this month.

Hubby and i want to complete around june. As my eldest son is sitting gcses . I and the owners have been in contact quite often they are lovely people . But after the last conversation we had i got the impression that there being hassled quite a bit by woman that owns the house they are buying . Do you think if we stuck to our guns for june we are being unreasonable.

  • yes 2 months is a long gap if you are ready to exchange? would it be possible for you to have a longish overlap of a month and complete in May and the move into the new house in the middle of June after GCSEs

    If FTB why not buy now to secure the property, and move in June?

    Just spoke to my solicter and there are still some queries to be answered about the property we are buying . We have our mortgage offer we are seeing our soliciter on tuesday . The reason i said june as my son has revising and study leave in may and don't want to make thing difficult for him. As we are in may soon any way it is only four weeks really . We dont want to hold anyone but traveling to school is not a option as we are moving out of the borough.

    Stick to your guns. You probably have the exam schedule now, so you will have some idea of when he sits his last paper. Add on to that your minimum packing time and allow a window of a week after that. So this will give you a range of completion dates. From that, you can target the exchange date to be 28 days before the end of the window.

    For example, his last paper is on Friday 21 June and you need 3 clear days before moving, so you will be ready to move on Tuesday 25 June, so the completion window is Tuesday 25 June to Monday 1st July. And the exchange can be targetted for Tuesday 28 May.

    I the event, it will most likely not pan out so smoothly. But this plan is far more realistic than your vendor's vendor's plan. If people don't dance to her tune what is she going to do? If she goes back to the market, she may find herself still in her house long after the date she would be gone with the plan I am suggesting.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

    Absolutely, in a word.

    OK, vendor's vendor may throw her toys out over it - but if she does, she probably would anyway.
