Agency fees & selling privately enquiry..

Hi wonder if anyone might be able to shed some light for us?
My friend has lost her selling agreement and currently has her property up or sale. She thinks she needs to give 28 days notice to take her property of their books.
In short she has had several viewings, a very poor offer of 12k less than the valued price, and had another viewing last night. Its transpires the fanily are very interested in buying, and live at the back of her property meaning she could go to them direct (they all have issues with agencies etc.
Can anyone offer any advice as to how she could go about this? The legality of it all and the possible consequences with the agency if she did a private sale. (Obviously she would give the agency the 28 days notice to take of their books..). The interersted buyers have contacted the agency first thing this morning requesting a 2nd viewing, and have already accepted an offer on the property they are in atm, and so are looking for a fast no chain sale.
Many thanks or any light that you can shed on this, I have no experience in this area at all!

I'm no expert but I'm pretty certain that if the family bought the house then the estate agents could still claim their fee/commission as they introduced them to the seller, even if the property is taken off their books.
I'm sure an expert will be along shortly to confirm or advise otherwise.

Yup there will be a fee as the potential buyer has viewed whilst you are in contract. Only fair really as the agent has paid advertising costs and labour costs of staff doing work connected with your property.
You have entered into a contract that is binding and usually there are clauses covering a period of time for people like yourself who are happy to get somebody to do work for them but do not then want to pay the bill.0 -
I agree that you will be liable for the fee but finding a prospective buyer is only part of the service offered by estate agents. Getting that prospective buyer through to a completed sale is not always an easy task so this is where a good estate agent will earn their fee.0
