Any action you take will likely result in you having to find alternative accommodation. If you are not prepared to take that risk then there is no point in rocking the boat.
If you are, then the first question is have you paid a deposit and has it been correctly registered?0 -

Unfortunately , the time to think about this was before spending the money to improve her house. There is a process you could have used to force a LL to carry out certain repairs but it seems it is too late now.
Start saving for a new place to live is what I would advise - don't spend any more money than necessary lining the pockets of this horrible LL.0 -
You were pretty naive in spending money on someone else property.
The only realistic solution seems to be to write off what you should never have spent and move.Hi, we’ve had to remove your signature. If you’re not sure why please read the forum rules or email the forum team if you’re still unsure - MSE ForumTeam0 -
It's no wonder the ll won't do repairs if they know you'll just pay for them0

You could go to Environmental Health at the Council and they may force her to do repairs but unless you are in a fixed term contract, she will just give your 2 months notice using a Section 21. Obviously yyou do not need to move out until she actually evicts you and that could be a couple more months.
Was there a dual signed inventory?
Is you deposit protected and do you have the prescribed information? If you've have not made a mistake, you've made nothing0 -
The only solution I can see is stop paying your rent. Once you have saved enough in rent for a deposit for a new place, move out.

Gary.
Please no as this wrecks the Ops chances of getting social housing and may prevent him gettign abetter private rental for the next 6 years.
OP - I asked about the deposit for a reason, please answer.
EDIT Please read http://england.shelter.org.uk/get_advice/repairs_and_bad_conditions for information about gettign LLS to do repairs and when you can do them and deduct money from the rent.If you've have not made a mistake, you've made nothing0 -
As already said the action you needed to have taken before paying for repairs yourself is now past. Although for any current repairs follow the SHelter guidelines.
It is a legal requirement to have a gas safety certificate in place. Have you written to the landlord and asked for a copy?
Your landlord can be prosecuted for failing to have a gas safety check.
Have a read of this as to what you can do now.

The problem with creating a fuss (however justified) is that your landlord can issue you with a Section 21 notice which gives you notice to quit. If you are looking to be rehoused from the council you would have to wait for the landlord to take you to court and get a possession order before you would be deemed homeless but the council
Also from what you have said there is no suitable social housing available so you might be put in temporary accommodation (may not be what you want)
You do need to move it looks like private renting may be your only option if the landlord wants you out.
Your council may be able to help if they have a rent deposit scheme and would guarantee a deposit for you (no money changes hands) You need to contact them and ask for some help with finding private accommodation and whether they can help with the deposit.
Good luck!0
