Should I just buy a bog standard with average wash load of about 5kg, or go for a slightly better one with a larger wash load?
I don't want to pay more than I need to, but don't want to get a cheap one, have tennant overload it, then have to sort it out.

I try to avoid supplying washing machines because if you supply one you can guarantee it will break down.IANAL etc.0

5kg is pretty small by today's standards... I'd go for at least 6.
Whatever you buy, getting one with a long warranty is probably the best thing you can do... if you happen to have one of the credit/debit cards that gives you an extra year's warranty, that could be a good option too.
Consider getting a dryer or washer/dryer as well, to avoid issues with condensation from clothes drying indoors.Let's settle this like gentlemen: armed with heavy sticks

The key thing I look for when buying washing machine for rented properties is spin speed!
It is almost inevitable that renters will at sometime dry their clothes in the house, if you supply a washing machine with a fast spin speed it could lesson the damage that is caused to your property.
None of my properties suffer from mould or damp issues and that is the way I want it to continue.
I don't think someone is going to reject a property on the quality of the washer so do some price comparisons, look at the shops that sell ones cheaper if they have a scratch that no one will see etc etc.
There is always a deal to be done even if you find the cheapest so if I was buying more than one white good Iwould expect another 20 % off the price. Just ask!0 -

I did think about getting a washer dryer, but we used to have one ourselves and had a lot of problems with it, so unless we bought quite an expensive one I think it would be more hassle than it's worth. I did toy with buying a tumble drier but thought it would just be too expensive to supply both.
The house is a small 'first house' property where we used to live, and we're already supplying fridge/freezer as we left ours there when we moved, so we thought we would include washing machine too.0 -
We rented for 4 years as part of houseshare (5 people total) before we bought our own flat and the landlord supplied a cheap washing machine but they bought the extended warranty with it, and they must have had Indesit out 4 or 5 times over the time we lived there. I'd personally buy a cheap washing machine with a good spin and long warranty.0

Personally I always buy the cheapest Bosch machine should be under £300 and you won't be calling out repair men.0

You do realise that it might not always be your TENANTS fault when things break ? no offence but you sound like you already have the poor tenants cards marked before they have even moved in!Never, under any circumstances, take a sleeping pill and a laxative on the same night.0
