    It's not as bad as it sounds.

    The first reduction was for £5, yes £5 as that put the sale price into the lower Agent fee bracket.

    The second discount was due to the fact they they left tons of gear there, so I chanced my arm for the cost of a skip and a labourer to shift it all, amazingly they coughed up and apologised with it.

    True if they haven't found their own place they wish to purchase, but I've taken it from what OP says that this vendor has already found the place they intend to buy (well I'm presuming this is where OP's mention of a "long chain" comes from). I took it that the long chain referred to meant "a chain above me", rather than a chain "below me".

    I think some of the "toing and froing" that has been going on is probably down to the vendor hadn't found a place originally and intended to put the money in the bank and look at their leisure and that things have changed subsequently because they did start looking after all and found the one they want.

    If that was the case, then why would they not want to sell the empty property as soon as possible?

    None of this makes any sense!

    Could the empty home sale attract CGT? So, the seller is telling lawyer it is main residence?

    Possibly the vendor has to complete on the property they are currently living in to discharge a shortfall in selling the empty one. If there's a mortgage on the empty one then arrears could still be mounting. Creating a difficult situation.

    Unlikely that the EA would be aware of the full facts.
