FTB, HSBC - Carpenters Surveyors STRUCTURAL REPORT?

FTB, offer accepted and mortgage in place for house @98k.
Called HSBC who have said that the valuation stated:
reports needed: electrical, roofing, timber / damp and structural engineers reports
All above required for mortgage purposes plus:
general overhaul of roof and upgrading kitchen.
I ordered a full structural survey and valuation from the HSBC who instructed Direct Valuations who then instructed Carpenter Surveyors.
Questions is after spending alot of money on this i still need the above reports?
Anyone had any dealings with the CS? Will the HSBC lend the money if the kitchen isn't done(wanted to move in and slowly renovate)?
Also i haven't returned the terms of agreements to the surveyors yet.
Any help greatly appreciated. thanks

Yes. A chartered surveyor is like a GP. He's now referred you to specialists for the proper diagnoses.
Personally, I'd have had a basic mortgage report and valuation and thought about adding a structural engineer's report if there were any doubts about the property. Seems you've paid out to go all around the houses and you've ended up with a need for an engineer's report as well.

Being able to proceed with the purchase will depend on the view of the surveyor who carried out the mortgage report and valuation. If he says it's suitable security, you'll get the mortgage, but there may be a retention for the cost of any essential repairs.
