    After 8 years the landlord should expect to replace all the carpets and maybe refurbish the whole property depending on the condition when you first rented ( Was everything brand new when you moved in ? ).
    You have a right to quite enjoyment of the property as it is YOUR HOME while you are paying rent.
    Have you found somewhere else to move too?
    Good Luck and I hope you get your full deposit back.
    PS contact the Deposit people on the day you move out asking for your full deposit and make sure they have your new address.
    redirect the mail for 12 months and read the meters ( take photos with time/date) pass the info onto the energy people and last but very important please contact the council tax people or they will charge you for 2 properties!!!!

    We havent lived here for 8 years- only a year.... when we moved in the paint work was tatty etc... we changed the inventory (but didnt sign it) to reflect all this...

    You do not need to be out by May 17, as per artfuls post11.

    May 18 is the date on which the landlord can first seek possession through the courts; it could take 2-3 months before they succeed.

    And if you are busy cleaning up to allow viewing you may not have time to find alternative accomodation.

    Do you ever speak to the Landlord ? Have you got his/her address or phone number?
    The letting agents are just that AGENTS of the LL
    Has the LL put the property on the market to sell or just to rent for more money ?
    Where in the country do you live ( Please say its not London!!)
    How do you pay your rent ? Standing order ?
