House Question Eviction

Hi Everyone,

My Friend and I have both invested in a rental property for 3 months now, but our tenants are terrible. theres a family of 4, they have broken various rules of the agreement, causing nuisance and totally tipping my house. I have now decided with my friend to evict them asap. i want to give them a section8 notice how does it exactly work. issue it theyve got 2 weeks what next, whats the fees, timescales etc Thanks Alot

    First 2 questions with a section 8 are:

    1. Are they 2 months in arrears with the rent?

    2. Have you protected their deposit in one of the proscribed schemes and then provided the tenants with the proper information?

    I presume the initial fixed term of the tenancy is still going (you said only 3 months...) - what DATE does fixed term end please??

    - When does the tenancy state rent is payable (weekly, monthly, 4-weekly??). (Not the same as when it is actually paid..). If 4-weekly then Section 8 is not usable...

    - Does the tenancy mention the various grounds (eg 8, 10, 11...)?? If not I don;t think you can use S8 in fixed term..

    - Have you done any education or training in being a landlord??

    - What motivated you to invest in property??

    Is this in England??

    WHAT terms of the tenancy have they broken??

    Did you thoroughly credit & reference check the tenants?? Is there a guarantor??

    Timescales?? Depends a great deal on if you know what you are doing..

    Have you written the tenant a nice, calm & polite letter asking them to adhere to the relevant terms of the contract you consider he has breached?? What happened then??
