Building regs for boiler

I am in the process of selling our house, have discovered that our new boiler installed in April 2009 was never notified to building regulations.
After being passed back and forth between gas safe and local building control without any solid advise.
Building control say that can do a retrospective survey but say not really needed unless our purchasers were insistent and seemed a bit uninterested, they suggested that a gas safety certificate would be more effective with regards to selling.
Am annoyed that if we do have to end up doing a retrospective survey this will cost almost £200, for our plumbers error.
I have spoken to the plumber he says that on his jobs he notifies the APHC who then notify corgi /gas safe, they were crossing over when we had installation.
If he failed to notify APHC or APHC did not pass on the information do I have any chance of getting them to pay for building regs to do a survey?
Or are building regs right in that obtaining a gas safety cert be sufficient for our purchasers solicitors?

We have only had to supply our boiler gas safe cert.0

Depends on the purchaser, their solicitors, and their lender!
Coomon sense says that if the boiler is safe/properly installed, that is what matters.
Building Control are not going to eforce anything (after 4 years).
Have you ever had the boiler serviced? Was it a GasSafe engineer? Did he leave you a service record? Did it show up any 'advisories' or similar? If a clean bill of health, that should satisfy anyone sensible.
Trouble is, buyers and lenders are not sensible!
Indemnity insurance is no longer an option as you have alerted Building Control.0 -
thanks for replies, boiler has been serviced by EON each year, have got copies bar for some reason this years service but will call and ask for a copy.
Purchasers are cash buyers, but is someone I know and they can be sticklers for things being correct, however they are buying to rent so am hoping a gas safety cert will be enough and saves them having to do one anyway for rental purposes.
Have just spoken to APHC who say they were not notified and told me to ask plumber to re commission and re notify will see how that goes.0 -
Plumber has been contacted, he seemed apologetic and said he will come out this week to re commission and will make sure this time info gets sent through to APHC, so hopefully this will resolve the issue.
Good to know that most sensible people would be happy with a gas safety cert though, in case there is any further issues.
Now just home survey reports and finalising mortgage application to go through, and my husband tried telling me that the house selling and buying process wasn't going to be stressful!0
