About to complete on my first home, what do I need to do??

Hi

I am about to complete on my first home and not sure what things I need to have arranged or arrange or do on the completion day or how to go about it, like setting up energy providers etc?

Any advice would be really helpful.

Thank you

Nyss :)

  • Have you excganged?
Are you in rental? If so don't forget to take gas/electric readings.
When you move into your new home take photos of the meter readings. Contact council tax, water, tv licence, and obviously all other bill providers, pension etc. have to found removal company? If not get quotes.

Not exchanged yet, they are looking to exchange this week with completion either next week or the week after.

I'm living with my Dad at the moment so its all new and I wasn't sure what things I need to get set up or how I do it.

With regards to the utilities (Gas, Electricity and Water), find out from the vendors or their agent who the current supplier is. Take all 3 meter reading on the day you complete, keep photos, and contact those suppliers to let them know that you are the new owner and give them the readings. You will go onto a deemed contract with those suppliers but will be free to switch after a short period of time (not sure how long - perhaps someone else can confirm). However, if this is your first place it will be difficult to compare with other providers as you don't have any historic data to base it on. Best to be but on the tariff most appropriate to an expected low/medium/high usage and then compare further into the future. That's what I did anyway, and I take monthly meter readings for my own reference.

Also ensure you get your Buildings insurance in place from exchange. and Contents from completion - although it may be more cost effective to take a joint policy from the same date (exchange). Keeping buildings and contents with the same company might be preferable to avoid any possible arguments over what is buildings and what is contents in the event of a claim. Cashback sites such as quidco are definitely worth a look for this type of thing.

the most important thing to do is arrange insurance - from the day of exchange.

don't worry too mucfh about utilities, and other stuff, they can all be backdated to the date of move
