How long does it take to get valuation/survey done

    I applied for mortgage this Tuesday and the valuation was done on Thursday (i.e. 2 days). Haven't had the Homebuyers Report back yet though.
  • The EA is exaggerating a bit - 6 weeks would be a very long wait, but 3-4 isn't unusual nowadays.

    IME, as a seller, most of the work your solicitor does in the very early stages would be transferable if this buyer falls through, so you'd probably find that there would be little or no extra charge. If your buyer was to pull out without even having a survey done, by definition your solicitor won't have got as far as answering queries etc.

    What you could do is name your solicitors so the estate agents can get their paperwork in place, but let your solicitor know that you don't want any work done until you advise them.

    Exactly. Wouldn't recommed using the EA's solictor again but even if you do, say we would like to use you but we will pay the upfront fee when we get to this point. I bet they won't turn it down.

    (As long as they havn't done any work they dont need a payment up front anyway all you would be doing is naming them as the soilctor untill things got underway!!)

    This. As I understand it, some lenders do the valuation/survey at the start and some later on in the process.

    Our buyers in 2011 were getting a mortgage and on the face of it were ultra keen to buy our (very unusual) period house. However, their Homebuyer's Report wasn't carried out till four weeks into the process, by which time we had started to get a bit concerned, especially as they had seemed so keen - our EA assured us all was well and for once they were to be believed ;)
    Mortgage-free for fourteen years!

    There is nothing wrong with using a solicitor rec'd by the EA. That solicitor will have a good working relationship with the EA and if the EA is good, they will keep things rolling along nicely.

    Some solicitors are snooty and do not give regular updates which means roadblocks do not get sorted.

    After all, getting the sale to exchange and completion quickly is the goal of everybody concerned in the chain.

    My buyers took 6 weeks to get survey done on ours, we had to delay our survey as they wanted to do it within two days of the mortgage being approved.

    The time before a survey is instructed can take a lot longer these days as more checks and balances are done. The survey is done once the lender is happy they can lend, then they get the survey done.

    I would expect the vendor to instruct their solicitor otherwise further down the line they will want to exchange once the mortgage has been issued but no contract nor information will have been issued.

    I would beware of unknown online solicitors. A solicitor represents your interests on the house purchase and saving a couple of hundred quid might mean the right questions are not asked. You get what you pay for
