    If your wife is becoming a joint tenant, named on the tenancy with equal responsibility for the rent and looking after the property, then it is only right that she be credit checked and referenced with the corresponding fee. However you are not asking for this. You already have a tenancy where you are the person responsible for paying the rent and looking after the property. Therefore your wife will be your guest and does not need credit checking.

    Letting agents are profit making companies and therefore will always look to make more money. They will tell you that every adult needs credit checking and charge you for it. Be forceful if ever looking for a new place and tell them that you are the tenant and she is a permitted occupant, not a joint tenant. Or don't tell them about her at all or go direct to the landlord.
