Survey - Would this put you off buying a house...?

Evening all. Would the following homebuyer survey put anyone off buying a house?

Condition rating 3 - defect which are serious and need to be repaired or investigated urgently

Outside of the house
Outside doors
rainwater pipes and gutters

Inside of the house
Woodwork
Smoke Detector

Services
Electric
Gas
Water Heating



Condition 2 - Needs repairing or replacing, but not urgent

Outside
Roof coverings
main Walls
windows
conservatory and porch
fascias and soffits

Inside
Roof structure
ceilings
Walls and partitions
floors

    There's not really enough information there to make a decision. What exactly is it that'w wrong with those things.

    The condition 3 ratings on the electric gas and water heating are on about 99% of homebuyers reports. Does it basically say they arent experts, havent inspected it and might need upgrading?

    That says nothing. Need more detail. A proper surveyors report will give initial details on perceived problem, in more detail if full structural, not just floors ...

    If you want an excuse just don't buy it, but something does not sound right about this surveyors report .

    Evening all. Would the following homebuyer survey put anyone off buying a house?

    Condition rating 3 - defect which are serious and need to be repaired or investigated urgently

    Outside of the house
    Outside doors - what about them? Missing? Rotten wood? Been smashed by police breaking in? Need a quick coat of paint?
    rainwater pipes and gutters - as above. Note these items are easily cleaned/repaired/replaced

    Inside of the house
    Woodwork - riddled with worm? Needs a splash ofpaint?
    Smoke Detector :rotfl:

    Services
    Electric What? There isn't any? Old fuse box? Rubber wiring? Or he just doesn't know!
    Gas - As above
    Water Heating - As above



    Condition 2 - Needs repairing or replacing, but not urgent
    bored now as either your survey was cr*p, or you were too lazy to quote it and just asked us an impossible question...

    Depending on what it actually says in the body of the report, those are typical condition ratings. If things desperately need replacing/repairing, get quotes before you exchange contracts.

    As a <sebb> said, the 'services' flagged up as a '3' might just mean that they need to be checked/tested by a suitably qualified contractor to confirm they are safe. Without seeing what the report says, nobody can advise you really.

    If you have concerns you are unclear on, call the surveyor on Monday and talk it through with him.

    He failed to mention how many walls. Tsk.....

    Other than that you should use your survey to wrap up a nice bag of chips and get a proper survey done instead that might actually tell you something.
  • As others have said it depends what this actually means - and if has already been taken into account in the price.

    The answer also depends on whether you have the appetite to negotiate on price and do some work on the house.

    All standard stuff. The surveyor always mentions these things.

    In my view you are going to get these issues with every house you buy. Definitely not show stoppers, though you might ask for a slight drop in the price.

    Maybe the surveyor is just highlighting the fact that there isn't one and he would consider it extremely important to fit one!! I know of a case where a survey was carried out for a couple who, months later, died from carbon monoxide poisoning - had they had a carbon monoxide detector fitted, they might be alive today. Safety is an important issue. Granted, its not something to warrant you pulling out of a house purchase, but its something that should be addressed immediately on moving in! If the op reads the section the surveyor is referring to, they'll see what he says - what we are seeing are merely the condition ratings which cannot be considered in isolation as they mean nothing on their own! How people knock the survey when they haven't seen the content?

    As an aside.... This forum seems to say "get a survey its the biggest purchase of ur life" when advising on buying. Then when someone comes along with survey questions the answer is "surveyors reports are rubbish for so many reasons " ....... Lol
