estate agent fees

Hi i want to put my house up for sale next week and i want a a rough idea what fees i will have to pay. Will their be any upfront fees also and do estate agent negoiate much on fees.

i live in the Amber valley in Derbyshire and the house is worth over £100,000.

    look at 1% or less the sale price payable upon completion , try to use an EA that throws in teh EPC for free and does a floor plan , so should be no fee`s up front (no sale = no fee industry)

    6week contract if poss!

    They vary a lot.

    Usually you will pay between 1-1.5% on the sale price.

    However, check:

    1. There is no termination fee.
    2. The % isn't based on the advertised price.
    3. The contract has a sensible term (ie. 6-8 weeks).

    Negotiate & check the small print.

    I've paid 1% on my last few sales (SE and E London, and Essex).

    From my experience, most will negotiate - especially if you let them know you're getting three EAs round (as is advisable).

    As above, make sure you don't pay to have end the contract, don't tie yourself in for more than 10 weeks max, and definitely check the small print!

    Its dependant on the value of your house. for example, my house which has sold went for £97500 and the estate agents I spoke to had a fixed price selling fee for properties of this value. I paid £2000 and was happy to do so as they sold my house within 1 week!

    My son recently put his flat on for sale 0.75 + VAT.
    In other areas around the midlands above £200,000 seem around 1% +VAT.

    Hi,

    The agent we have our house up with charges 1.25% plus vat of the selling price. We had to pay £90 up front for the epc & floor plans on top of this. There is no minimum contract just need two weeks notice to be given to them. House has been on the market just over 3 weeks & we sold it the other day.:D

    Watch out of some of the "nationals" who have a minimum fee, which when VAT is added pushes the cost on a £100k home to around the 3.5% mark.

    There are plenty of local firms who can sell your home for a lot less than that. Don't be taken in by the flim-flam.
