cheeky offer on a new build

hi all,
I am thinking about putting in a very cheeky offer on a new build from permission homes. The house I want is up at 209950. I think I should offer 170k, 20% off their asking price. What are your thoughts on this being accepted? :money:
I would then need to use this new help to buy scheme also to be able to afford the 170k, is help to buy available, or would I have to pay the full asking price of 210k in order to use help to buy.

I'm not in desperate need of buying a house, so makes no odds to me if they don't accept. Do permission homes generally give a good discount?

Help to buy etc are subsidised are they not? If you want to use one then you won't get any money off.
I may be wrong though, this is definitely the case with newbuy though.0 -
I think its unlikely especially as you also want to make use of one of their schemes to help you buy.
You are more likely to get a discount on a property which has already been completed but has not sold. Some of the best deals are to be had November / December time on houses which are finished as long as you can complete before Christmas. This is a quiet time of year and is how we managed to negotiate a discount. Our house was up for £73000 and we got it for £68500. I had tried to get a discount on a plot where they had not finished building (I wanted to pick my own kitchen and bathroom) and they weren't interested.

I don't think it is subsidised, you pay the full asking price but you get a 20% loan from the government to help. Therefore why not just offer 20% less and don't use home buy.
Surely this sort of help you should still be able to offer less than they want.0 -
I wish you could get a decent house these days for 70k. Its just not possible living down south.0

One of the reasons I've been tempted to move north of the country. Would want to secure a job up there first though and that's a difficult one with travelling for interviews.0

Try you luck on the price offer, who knows what might happen. However back down to earth I think it's very unlikely it would get accepted!0
