am I supposed to get title deeds?

after u have completed on a property, what proof are we supposed to have that we own the house? we completed in November last year. Are we supposed to have title deeds or something like that? (just thinking if monopoly here!)

Our solicitor has been less than reliable so after the saga we had with our solicitor neglecting the most basic things, we think it best to check its all been done properly ourselves!

Should we receive a title deed from the council or something or do they hold a record there..

    The Land Registry hold the "title deeds", so you could certainly get the deeds for your property from them (at a nominal cost of £4).

    Ordinarily I would suggest you ask your solicitor about this, but if you don't trust them it is likely worth the £4 to know for sure. (The deeds from the Land Registry will clearly state who the registered owners of the property are, as well as the date of the most recent sale.)

    You could check to see if it has been registered in your name with the Land Registry: http://www.landregistry.gov.uk/public/online-services It costs £3.

    I don't think you will receive paper deeds anymore, it is all done electronically nowadays.

    I have a question relating to this if you dont mind OP , we have been left a bungalow as part of an inheritance.....thing is , we cant find anything sayinf ``title deeds to 123 anywhere street etc etc` , or anything similar , can find building plans of when the house and culdesac was built....

    should i be worried ?
    Have checked land registery for £3 and double checked it was our nan and grandads name on there !
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.

    If the property is in England & Wales and registered then when the registration was completed your solicitor would have received a copy of the land register by way of confirmation. This may have been in paper format or electronically. What they receive is simply confirmation of what the land register contains and that the changes have been made.

    That copy has no future legal relevance. If you decide to sell, mortgage or deal with the property in some way in the future then the prospective purchaser, lender etc would obtain their own copy from us. For example your own solicitor would have done this if the property was already registered when you bought it.

    You can ask your solicitor for a copy of the information (many pass this on as a matter of course) or you cna use the links provided by other posters to check what information is held online.

    The important thing is that the property is registered and in your nan and grandads name - any 'old deeds' or documents may have some historical and sentimental value but it is the registered information which will enable any future sale, mortgage etc to go ahead - see my previous post and the two links.

    If you have inherited the property you should also read our online guidance as to what to do when a property owner dies - this will depend on whether the property is to be kept, transferred to the beneficiaries or sold.

    It is normal however for the solicitor to pass the client a copy of the Title when he receives it from the land registry.

    Better practice on the forum to start your own thread -not hijack someone else's. However.

    Hi, thanks for this , the estate including the house has been left in the will to us , and we are sole executors also , we plan to sell straight from the estate , we have no intention of changing the ownership of the house......as in , accept an offer , and instruct solicitors and providing the grant of probate , is this correct ?

    Dan-Dan - If you intend to sell the property then there is no need to change the ownership before doing so.

    The buyer's solicitor will require the evidence of your nan and grandad's demise as well as the authority of those who are selling to do so e.g. Probate
