Are all "EPCs" equal.

Been quoted £100 from an EA, but can get one for £50, is it just as "legal", & could the EA say "we dont accept that EPC?

    what is it with the cavity wall `assumed` thing , i dont get that ?

    You don't have to get the EPC from your EA. Some people who do EPC's do a floorplan at the same time and this can account for a difference in cost.

    If you can possibly afford it, do get a floorplan done. They are so useful to buyers in determining the 'flow' of the property and the aspect of each room. Can also be very useful for buyers mulling over potential for extensions and ensuite's. So even if your property doesn't currently meet their needs, they may still consider it if they can see a floorplan and imagine changes that can be made.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    But a "Floorplan" will be on the EAs website/leaflets., wont it.?

    interested buyers won't be able to see the difference between a £100 or £50 EPC. The quality of an EPC is very hard to measure and can only be judged when you get to see all the parameters that are used in the EPC and I only have ever seen the results of an EPC and never the input. Here the famous saying "garbage in = garbage out" applies.
    Only recommandations from others will be a help, not the price, at least for me; otherwise just go for the cheapest (but paying for a floorplan as Better Days suggested, if not already included by the EA, is worth it in my opinion).

    As it's a non-invasive inspection there are many standard assumptions made, largely dependent on age. eg: IIRC it will assume that a 1980s cavity wall is partially filled and will base the calculations on that.
    In contrast if injection holes are visible and identifiable as such the assessor will tell the software the wall has been retro-fitted with insulation.
    IANAL etc.

    ahh , OK , so if a house has the assumed part on an EPC regards cavity wall......its as well to get cavity wall installed if it cant be proven its already happened at time of build or retro?

    I'd spend as little as possible on an EPC. They're complete and utter rubbish, to be honest.

    I live in the warmest house I've ever known. It's got walls several feet thick, and they hold warmth for days. However as they're not insulated cavity walls, they're apparently completely inneficient.
