Should I rent a house that LL plans to sell?

Hi all,
I have been searching for a house to rent for some time now and recently I have found the ideal house. Only trouble is - the house is also on the sales market with a different EA. I asked the LA to find out what the LL plans to do if the house is let out and was informed that the LL will keep the house up for sale and will expect the tenant to fully understand and co-operate with various potential viewings for the duration of the tenancy.
I have some concerns about this as if I take on the tenancy, I do not want to have people coming and going viewing the house. I want to have quiet enjoyment of the house which I am aware is a tenants right. Any suggestions on how I should approach this with the LA/LL? I was thinking about proposing to agree to a longer term tenancy agreement if he will take it off the sales market.
Any help/guidance would be appreciated.

The house would have to have a serious reduction in rent compared to other properties for me to put up with this.
In fact thinking about it, it just isn't worth the hassle.0 -
At common law you are entitled to quiet enjoyment, which includes the right to live there without being interrupted for viewings.
However, if you sign a clause in the contract which says you agree to viewings, then that is a competing right for the LL.
The LL would have to go to court to enforce the viewings clause, I believe.
That being said, I do tend to agree that you would be best advised to find another place. You really don't want to have aggro from your LL from the outset, particularly as you know the score at this point.
I had a LL who unexpectedly put the house on the market 1 week after a new tenancy had started. I then got major grief from him when I told him I wasn't prepared for him to enter the house at will and without notice for viewings. As it was, he must have been there without my knowledge several times for the EA to measure up etc.0 -
Wouldn't entertain the situation personally.
LL - cake + eat it.

2 options really
1. Get a very good discount on the place and put up with the viewings
2. Find elsewhere (recommended! )There is more to life than increasing its speed.0 -
I would look elsewhere. At least you know before signing the tenancy agreement. In my case, the landlord put the flat we rented on the market within two months of moving in. To be fair, he asked if we wanted to buy, but it was well beyond our budget and did not fit with long-term plans.
We had to endure a whole year of viewings - mainly because the landlord was not accepting offers less than the asking price.0 -
If you want to be difficult, then you could change the barrels on any locls and demand your right to quiet enjoyment. Ultimately, you'd be evicted after 6 months.
You could agree 3 or 4 times per week you allow viewings, and are given cash per viewing (and you keep it tidy) or a rent reduction.
You could find somewhere else.
If you're looking for something longterm, I recommend the latter!Should've = Should HAVE (not 'of')
