landlord not telling me when he's coming round...

My landlord has said he will send a workman "Thursday or Friday" and refusing to provide an accurate date and time. I want to be present when the visit is, for security reasons really as the workman is a complete stranger.

Can the landlord be this generic in their notice? What's stopping them saying they'll be round "some time in 2013" to use an extreme example? They are deliberately not telling me when they are comiong round so I am not present.

Do I have a right to be present and be given an accurate time someone will be there?

  • We have someone coming to value the flat next week... no-one asked us if this was ok or when we would be in.

Re: workman, I was waiting over two weeks for an electrician when I was told he'd be there 'by the end of the week'... grrr

What does your tenancy agreement say about access for workmen etc?

Can the workman be more specific?

Maybe the landlord doesn't know the ETA, rather than being awkward..

Workmen are notorious for being vague about when they will be available. Try engaging one yourself and you'd find out.

This may not be the landlord wanting to inconvenience you. I guess it all depends on how keen you are to have whatever work it is carried out.

Ask the LL for the workman's contact details and ask the workman to be more specific.

Legally you are entitled to 24 hours notice in writing but if you want the job done might need to compromise.

What's the work for? As B&T says, they can be vague.

Last time I rang for a plumber, I got 'maybe this morning if I can get away from this job by X-time (I had to sit in and be late for work)... if not, tomorrow before midday'. Am sure it was no more precise than that. I seem to remember them coming fairly early the next day. I'd had to ring at least 6 or 7 before them as nobody could commit to a day (let alone time!).
