EPC requirement - Home for sale by owner

Hello all,
My parents are in the process of downsizing and buying a bungalow. They are due to complete later this month and I would like to try to sell their current home using a 'For Sale by Owner' sign in the front garden for a month or so. They live on a 1970's estate and have a 3 bed with a large south facing garden that could easily be extended to the side to create a 4 or 5 bed home.
Do I need to get the EPC before I stick our sign in the garden or can I order it at the end of the month when some of boxes are out of the way.

Hi just found this https://www.gov.uk/buy-sell-your-home/energy-performance-certificates which suggests it is required before it is marketed.0

The EPC can be done later, but is a legal part of the documents to be handed over to the buyer before completion. Some buyers may want to see it early on, but most don't bother with it.
More of a concern is you only putting up a 'for sale' sign. This may work if the bungalow is along a busy round, or you know that there is high demand in the area, but keep in mind that most people look on the internet for houses (and by registering with estate agents); the ones driving around must be a small minority nowadays.
If you don't want to pay the usual estate agents fees, then you could consider to go with a online agent only. This will be cheaper but means that you have to do a lot more of the leg work and you don't have the same exposure to potential buyers. My personal impression from this forum is that a real estate agent is more likely to get a higher price for you, which probably will earn you back the estate agent's fees.

Hi, as they will own both whilst the bungalow is being refurbished, we are not in a rush to sell. We are thinking that as the house opposite and there are other 3 bed on the estate for sale/sold that if people come and view the EA one's that they will see our sign - estate is basically a large crescent with close/roads off it. If anyone was to drive around the crescent they will see the sign. If we get no interest (other than nosey neighbours) after a month or so we will ask one of the agents to market it (had 3 valuations and are going to ask £5000 below).
My parents have not bought for nearly 45 years so I am the one guiding them and If I can save them the EA fees, then I would love too.0 -
