Property With 77yr Lease Remaining?

I am Interested in a property with 77 yrs remaining on the lease. However the EA advert confirms the vendor confirms property will be sold with freehold?
It appears that this Freehold is currently being purchased but wondered what the implications would there be if I was to consider putting in an offer on this property?
Is it true that if the vendor doesn't purchase FH the new owner wouldn't be able to purchase until they had owned property for 2 yrs?
If I was to make an offer under what condition should i make it i.e. I would offer £x amount providing the FH is purchased prior to completion?
I assume this could cause considerable delays or could this process start by vendor and still be completed after completion?

The owner of a single flat in a block cannot force the purchase of the FH.
Either the block as a whole is enfranchising or whatever is happeing here must be with the FH's agreement.
In either case I doubt that the vendor will interrupt their plans for an incoming purchasor as they will risk losing the possibility of purchasing the FH if they do.0 -
OP hasn't said but I assume this is a flat.
Just because the flat owners collectively buy the freehold doesn't automatically mean that the leases get extended or no longer matter.
Usually in this kind of case the flat owners arrange for lease extensions but they do not have to do so.RICHARD WEBSTER
