    It doesnt matter what the contract says. The OP has a right to quiet enjoyment. They can refuse access for all viewings
    Not sure why you are making this response to my post rather than the Saint's,

    But again, I refer to post 8 above.

    Both LL and tenant have rights (the LL's are both implied contractual rights of access and, possibly, explicit contractual rights depending what is written in the TA.

    These rights can, often do, conflct. Neither right is 'absolute' unless/until enforced by a court. The point for the OP is that LL's very rarely take these matters to court, especially where the tenancy is ending anyway (as here), due to the cost and timescales.

    An example of when a LL might use the courts to enforce access whould be if the tenant was refusing access for a gas inspection or essential repairs.
