When house prices are rising, I'm sure these HPI nutters have a picture in their head of a bank clerk adding crisp notes into their special jar on the shelf.
So when they see a headline saying "house prices rise £100 a day", they see the cash getting put in the jar.
And when they want some "free money" they go along and they get given the money out of their jar.

Kind of is though in a way. If you take 30k out of that jar and convert your loft , You've potentially got a spare room that could pull in loads of rent a month forever. Making a £350 profit every month for 25 years after extra mortgage costs are paid and then £500 a month pure profit there on after.
The doubling of prices in the real game of monopoly heavily benefits those that rolled well and bought early.
It's a bit evil how it works for those that got a bum deal with the dice or faffed around holding out for community chest and chance cards instead - but that is how HPI works.

Paying income tax and house repairs can soon put pressure on cashflow though. Made worse if tenants pass your properties by to land on property owned by others.
Remortgaging existing property is a gamble that doesn't guarantee you win the game0 -

I could maybe agree with you saying you get a cheaper jumper if you knit one yourself.
Quality is debatable however.
The thing is, my self build is not a true self build in that I have not taken on the responsibility of Project Managing (although there needs to be input), architects, builders, joiners, electricians, utility connections, sewarage connections etc etc etc.
I have contracted a single builder to manage all of this.
It's essentially getting a recognized property builder and getting them to build to my design off plan as opposed to getting their bog standard specification and buying once built.
The beauty of instructing from plan is that you are able to get the property that you want:wall:

Totally agree.
I once bought a property off plan and marketed it as completed without "staging" the property as recommended.
After a couple of viewings, I realized that people still could not visualize living there.
I put down some simple carpets, staged the property with furniture and next viewing I had an offer that exceeded my asking price as they wanted to secure.
People couldn't envisage the property off plan
People still couldn't envisage living in the property before it was staged.
People just wanted to look at a property, see the furniture and say to themselves "yes, I can live here"
Now if more were willing to explore the options they have, they might just realise they can get far better value than following the tradition.:wall:
