Here is the situation,

Property with subsidence, cracks but have not been fixed.(bought through an auction).

they work hasn't been fixed, a structural report has

Home protect, and BureauInsure are willing to insure it (with terms and conditions)
-both cover terms are almost identical, and quotes are similar too...

but Just wanted to know from a reputation point of view...
which of the 2 insurers above in red are better? have a better reputation ?

BureauInsure are a broker who specialise in this area and as such do not underwrite the cover themselves.

Which Insurer have they quoted you with?

Are there are differences in the cover?

Have you asked either how they see your premium going in the long run? (It may be the case one or both will reduce loadings after a few years with no subsidence problems).

One very important point to clarify (Ideally in writing) is will they transfer the policy (Or offer a new cross referenced policy) to any future purchasers with minimal fuss.

I have answered your questions, by modifying the above post..

can you clarify that point above? expand on it?

future purchasers? you mean future new insurers? or claims?

The question is whether they will continue to cover the property if you sell it. This is vital. If they will not offer the same insurance to future purchasers (as stated in the question asked of you) then you could find it almost impossible to sell the house if you needed to.

You haven't found out the answer to this point.

Also, you haven't stated which insurer BureauInsure has found you a policy with. They are not an insurer according to others' posts. This needs answering too.

ERIC are an Icelandic Insurer, I would certainly have avoided them a few years back. I'd exercise caution now days
