Help to Buy equity loan/shared ownership

Can anyone tell me what the difference between the two above schemes is? Is it down to eligibility? I might be being slow, but they seem very similar.

Shared ownership you only buy a portion of the property, say 50% and you rent the other part from a Housing Association.
Shared equity, you purchase all the property and the deposit is made up of your savings/gift and a second charge over the property, provided by a developer or HMG.I am a mortgage broker.
