Etiquette on offers when property listed with several agents

Hi,

Bit of a quandary...

Had an offer of £190,000 accepted on a house listed at £199,995 early last month. Our buyer pulled out, so couldn't proceed.

Just had another offer on our house, but it's lower than we'd like. (4.5k lower than last offer.)

Our EA suggested speaking to EA for property we still want to see if they'd take a revised offer. (Were planning to go with EA we contacted last time, though house listed with three EAs.)

My query about £185,000 didn't seem to go down brilliantly, but I'm a hopeless negotiator.

However, another agent listing the same house markets it as 'open to offers' so I'm wondering if they'd be more amenable. I know all actual offers have to be passed on to vendor.

I'm a little confused when houses are listed with different agents. Is there any etiquette I should be aware of? Is it better to plough on with same agent as before even if we do put in a lower offer this time round?

FWIW, the house we're looking to buy has been part of a part exchange deal. To be honest, I felt £190,000 was a fair price for the house, so I don't feel quite right being 'cheeky' and this time offering less.

Any thoughts hugely appreciated! :)

    The previously accepted offer and the change in asking price ('open to offers') confuses things a bit , but i doubt the 2nd agent will touch your offer because the 1st agent has already introduced you to the house so could be due the fee even if you subsequently offer through agent#2.

    I would pursue your new lower offer with agent#1 - it seems the seller is happy to negotiate ('open to offers') so who cares if agent#1 didn;t like the look of your offer?

    Will see if we can push up the buyers on our house a bit - we do need £153,000 really.

    Given that the house we want to buy hasn't gone anywhere in the last month, I guess they might be prepared to come down in price.

    Ugh! I will never fall in love with a house again - more painful than relationships. :)
