10 weeks waiting for a survey. After 1 week put the pressure on. Lenders email valuation instructions to surveyors within minutes(!) and the surveyor should return the report by email no later than 3 days from instruction. If the buyer asks for a HSV then expect maybe 5 days.
I sold a house 2 yrs ago. Buyer 1 had survey and it revealed damp throughout the ground floor. This followed a complete chemical damp proof course installation 3 months earlier. Buyer 1 walked away.
Buyer 2 offered 3 weeks later and had survey. It revealed dodgy roof - no mention of damp! Buyer got roofer to look at roof covering - no problem!
I think you are being taken for a ride. Wheres the agent in all this? Put pressure on the buyer - they've incurred fees, if they want to buy your house tell them to stop messing about and get on with it.0 -
If you do proceed with this sale then I would set a deadline for exchange of contracts. Given the survey is complete then they should be able to exchange in another cuple of weeks at the longest.
It can be very quick when people want it to be - I bought a house from a developer a few years back. He gave me a discount on teh basis of completing before his year end. Sent the mortgage application off over the weekend, survey was completed on the tuesday, and mortgage offer was in my hand on the thursday so it can be done!0 -
whatever you do dont drop your price anymore. i got totally ripped off when i sold my house it was by a developer who used the same delay tactics ( it took about 7 months from offer to completion), even on the day we were due to exchange they tried to knock another grand off, by then we had dropped the price so much we couldn't afford to drop anymore so we told them, you either buy it for the current price or sod off, and with that they exchanged.0

had a call from ea this morning, buyer is going to proceed without discount and now in all due haste. (we'll see )
it was a huge gamble, we could have lost the whole thing, new place etc, however sometimes people try to push you just a little bit too far, and then you have to decide wether to surrender, or get a bit chuchillian on their !!! (we will fight them on the beaches, and in the streets, we will never surrender !!!)
apon discussing this with my wife tonight, we wouldnt have done any different, as to have renegotiated would have soured the whole experiance for us.
really appreciate all the good coments on here though, thank you all for your advice.0
