Leaking Flat Roof - Flashing?

Hi all

Moved into our new house and the flat roof has started leaking. I've been up there and it looks like the water gets under the flashing and then down, directly underneath the leak. Does that sound feasible?

Only way I can think of repairing it is applying mastic all along the bottom of the flashing. The roof itself is fairly new, a couple of years old.

    If the roof is only a couple of years old isn't there some sort of guarantee or at least paperwork that should have been passed over to you on completion?

    If it was asphalt the should last 10 years or more, but the flashing should last donkeys years if it was fitted properly.

    Normally flashing is put into bricks 6 inches or more above a flat roof to stop water rising and getting underneath or so I been told
