I would just advise another LL. Some will be picky...others will see 6months rent and go Ka-ching.

Does the university she is going to have a student accommodation office or officer?
Manchester Student Homes is one example in Manchester?
They have a list of approved landlords
Your friend is looking for a 2/3 bedroom property and with the costs of council tax/gas/electric/water rates/TV licence/ phone and broadband she will need £1000 plus to pay for that before feeding 3 people and other costs0 -

Has she offered to pay six months or a year rent up front? As long as the landlord has consent to lease/ BTL mortgage and lodges the deposit this is safe. Does she intend to stay in the same house for the entire two years, all being well? If so how is she intending to fund year two? Could she printout information from Immigration about who has the right to reside here? Presumably she has photo ID like a passport?
Standard student landlords may look for a UK guarantor but it's certainly well worth trying student accommodation services at the university, even asking them about family halls of residence.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
I believe it is not the student who has a difficulty with this but the mother who is coming with her.
The student has a right to reside and can bring with her any dependant children/husband/civil partner.
The mother will have to prove that she is dependent on her daughter for funds to have the right to reside.

I think the problem might also be the fact that she intends to stay here for 2 years but only has a guarantee of 1 year's funds.

What if the LL gets repossessed?
Providing there is CTL/ BTL, new owner (lender) becomes the landlord inheriting all the rights and responsibilities that entails. They must honour the fixed term of the AST, serve proper notice if they wish the tenant to leave after the fixed term, return the damage deposit at the end.
If the place is repossessed, lender will write to the tenant to let them know what is going on and about the court date, so all letters to 'the occupier' should be opened. Then the tenant just gets in touch with the lender to let them know they are living there. If there is CTL/ BTL they can relax, if there is not they would need to attend court and ask to be allowed to stay which is obviously a worrying situation. So, ask to see CTL/ BTL or ask for written assurance of the letting agent that they have seen it. More on this on a sticky on the front page of this board.
I would suggest a fixed term of one year or nine months not six months if she wants to be sure of the full academic year/ calendar year. Many landlords will be delighted to have a stable tenant, providing they can assure themselves the tenant will pay and not just abandon the property and vanish back home. Even with teenage students they often seek a guarantor.
