Tenants Notice

Hi
I'm asking on behalf of a friend who is purchasing a home, he currently lives in rented accommodation. He moved into the property over 2 years ago, he was initially on a six month contract but is now on a rolling contract, ie no further contract was signed. He moved in on the 1st of the month.

We have been discussing this and didn't know the answer, hence me coming here to ask you all. Can he give at least a month's notice to move out and move out mid-month, ie give 6 weeks notice or do you always need to move out at the end of a rent period.

Thanks

Usally its rent period to rent period.. but will depend on his contract & most will state that, if its private rented his LL might agree anyway so would be worth asking despite that.

If its an EA you probally wont have much luck as they are very contract run.

Notice given by the tenant in a rolling tenancy is at least one month, to end at the end of a tenancy period and NOT a rent period. Depending on when in the tenancy period the notice is served, this means a tenant may give up to nearly two months' notice.

See this thread for more info.

Ending/Renewing an AST (what happens when the Fixed Term ends?)(What is a Periodic Tenancy?)(How can a LL remove a tenant?)(How can a tenant end a tenancy?)

edit: Yorkie posted my link while I was looking for it! Cheers Yorkie!
