Home extension - first timer

Hi all,

My partner and I are planning something very similar in Suffolk - extending 3m out across the back of the house to make an L shaped kitchen which will join the back of the dining room. However, we won't be taking down the existing wall between the dining room and kitchen, we will just open up an archway from the the exisiting dining room into the new extension. We are however planning on building a utility and shower room out to the side of the house so will need to go through a different process to you when getting permission.

We'll have to compare notes as we go!

So far everything is in our heads and we're at the very beginning of the process. My key question is: do people advise we employ the services of an architect to draw up plans for this kind of work and if so what kind of fees would we be looking at. Does £400 sound right?

Only employ an Architect (and an Architect is some one who is a member of ARB and RIBA) if you need design ideas or input on how to make spaces work. If you know what you want and just want plans drawn find a CIAT member or anybody that advertises they do plans locally.
