Placing a value on garden land

I would appreciate any advice about how to place a value on a piece of land I am interested in buying.
A piece of land to the rear of my property is in the hands of a trustee as the owner went bankrupt. It is approximately 0.25 acres in size. It is backed on to by a number of listed houses with no access to it and I have been told that it would be extremely unlikely that permission would ever be given for development.
It is located behind my outbuilding so would not be a direct garden from my house, but I would intend to use it as such. Next to it I own a piece of garden of equal size but I bought this with my house and some outbuildings so do not know the value of the land on its own. I honestly don't believe that anyone else would be interested in buying it as access is limited in terms of garden use. There is an access road to the side of my house though that comes with it. 3 houses already have right of way including myself and the two other neighbours do not want the land.
I have been in contact with the trustee and have been told to submit them an offer. They are unable to give me a guide price so I have no indication at all. I have tried to look at local land prices (Cambridgeshire) but have found no comparable.
Could anyone advise how I could come to an informed price to submit? Thanks for your time!

maybe contact a land agent for advice on value, I have done this for probate and it was not terribly expensive.

Well you could engage a local surveyor to value the land for you. Make sure you find one who is experienced in valuing land rather than property+garden.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
