What is a realistic offer on house price selling for min £270K?

You do realise that most EA`s work on a percantage of a sale?
Having been one, yes, I do.
Do you realise that the % fee goes to the estate agency? A proportion of that goes to the individual agent trying to close the deal. At 1%, £20k difference in selling price = £200. The difference between £2500 or £2700 to the agency. Do you think the agency would rather have £2500 now, or possibly £2700 later? And do you think that the person actually closing the deal would rather have something now, or a possible something + a bit later? "Bird in the hand" and all that?
ETA: I see you have edited your post. A decent EA should actually work for their client to get them to achieve the highest sale price. In reality, most EAs work for themselves.They deem him their worst enemy who tells them the truth. -- Plato0 -
Quick update. Just called EA. They said they've already had a few offers.
They said the vendors would like £300 but would consider middle of the range. If its still on the market in a few weeks then they'll consider nearer the £270 mark.
I dont think they should have put it on for £270 - £300 if they wont consider £270!!!!
MY plan is leave it and check back in a few weeks if its still on then put an offer in for 260/265 maybe0 -

All that makes sense IF the property wasnt attracting any interest , and assuming the OP was the only interested party , if the vendor was desperate maybe they would accept a low offer after only 2 weeks , as it stands and going on the OP`s posts about the property , you have to assume the EA and Vendor between them , are going to be aiming higher
The EA has a reputation to maintain/build , which probably wouldnt be improved by flogging propertys that far under AP so soon into marketing it markedly higherNever, under any circumstances, take a sleeping pill and a laxative on the same night.0
