right to buy freehold

A house converted into 2 leasehold flats.
I own the leasehold on one of these flats (I've owned it for 20 years).
If I purchase the leasehold on the other flat, do I have a legal right to obtain/buy the freehold?

    I believe not.

    However if the freeholder wishes to sell, he may have to offer it to you first (Right to 1st Refusal).

    You may also have the right to manage the property.

  • I believe you do, but I think the right only kicks in once you've owned the second flat for at least two years. That's certainly true of a lease extension for an individual flat, but I'm not sure about collective enfranchisement, where if more than 50% of the leaseholders club together they are statutorily entitled to buy the freehold. Obviously if there are only two flats then you'd need both leaseholder to be up for it in order to pass the 50% threshold.
