    I am currently in the process of selling my house and purchasing a bigger one, and as money is tight, I will be making do with what I have, supplemented by cheap bargains from amazon and eBay until I can afford to buy better stuff.


    If money is tight - don't you mean your moving into a smaller house?
  • No I am moving to a bigger house, hence money is tight in terms of the costs of moving (I didn't mean monthly expenses/bills). My point was that it is possible to "make do and mend" so to speak and buy better/replace as and when it is affordable. Moving to a bigger house = more furniture needed = bargain hunting!
  • Try asking the builder to pay the stamp duty. Especially seeing as they are offering it as an incentive now. I recently bought a new build and the builder paid the stamp duty. It might affect your mortgage as not all lenders like this type of incentive so maybe contact them first.

    At least then you can see you're not the only one who's lost out. It was a change decided in the previous years budget but not made obvious/highlighted. So it's not surprising ordinary house buyers didn't know about it. The frustrating thing is that more EA's, solicitors and mortgage brokers don't know about the change as they are leading buyers to buy houses that they say are exempt. So you're right to feel a bit frustrated / unlucky.
