split up with partner after 15 years together. house is in my name owned outright no mortgage. we had a joint account for all bills and mortgage.so everything over the years was 50/50. its now come to wanting me to sell our house our me buy her out. for me it would be easier and cheaper for me to buy her out. what is she entitled to have ?. we had the house valued last sumer and when i made some basic enquiries about getting a morgage they siad they could index link the value of the house and give a an idea of what i could borrow, which was around 40% less than the value given for selling last sumer. would she have to settle for current index linked value or the valuation given last sumer ?

I think a solicitor would advise her that she would be entitled to 50% of the current house value. If you were to sell the property now, instead of keeping it on in your sole name, then that is what she could recieve. Less any fees payable to estate agents etc for assisting with the sale, which would probably be split between you both.The best day of your life is the one on which you decide your life is your own, no apologies or excuses. i would have thought that it would depend on when the house became owned outright, if it was before you were together then I would have thought it would still be yours. If it was paid off at some time while you were together a friend was advised that the value of the house at the time they moved in together was hers less mortgage and anything since then was 50/50 split
I would get some legal advice from a solicitor so that both of you are treated fairly and each gets what they are entitled to, makes it much easier in the long run0 -

engaged to girlfriend. payed mortgage off last summer. when I bought the house she could not go on the mortgage as she was a student. also I have been paying all bills for the last 2 months. thanks for the help0 -

Being fair and being 'mugged' are two seprate things, as others have suggested seek professional guidance.
Contributing to the bills may carry some weight however it can be argued that the other party would have been paying bills if they lived elsewhere seperately to you.
