Viewing and Offer When House Not Yet 4 Sale?

Hi
Am looking at putting my house for sale and are already fancying others locally on the same development.
The one has just been reduced 10k and are sort of keen to view it but haven't got ours up for sale just yet.
Would it be normal and considered acceptable to view and if suitable make an offer with a view ours will be up soon?

Ours isn't up for sale yet but we are viewing the only one we like next week. I doubt they would except an offer from us at this stage but it will make us get our bum into gear and get ours sorted if we like it lol. I guess it will depend on how long it's been up for sale, I'm hoping we can have an offer accepted but would think he will still keep it up in case anyone comes along who can complete quicker than us.

No vendor is likely to withdraw their property from the market based on an offer from a non proceedable potential buyer
They might say thanks for your offer , when you have sold your house , get back to usNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -
Agree with Dan-Dan that any offer you make won't be taken seriously till your own property is under offer.
This happened to us when we were selling in 2011. First day on the market and we had a viewing from a couple who had yet to market their own house - despite our agents knowing we wanted a quick sale - doh! They fell in love with our house - the only one like it in the area - made an offer and when we declined they instructed our EA to market their house in the hope it would sell quickly. Unfortunately for them, the following week we accepted an offer from a couple that were proceedable. The first couple never did manage to sell theirs and withdrew from the market once we had exchanged
Once you have accepted an offer on your own place you will be seen in a different light by both vendors and EAs.......

In our situation though we only want to view 1 house. If we don't like this house we won't be putting ours up for sale yet or at all. We want to view it to help us make up our mind rather than wait till we sell ours then find we don like it. We won't have many choices of houses with a limited budget and there not being many 4 beds in our village.
Not sure it's best way to do it as I'm worried I will fall in love with it then be upset when we miss out on it. The couple that viewed ours and offered were the same though - they hadn't even been intending to move till they happened to be browsing RM and saw our house, the only 5 bed detached Tudor house in the area. Once they'd viewed they instantly knew it was the right house for them and put their very nice detached '20s place on with the same agent.
We understood how keen they were but couldn't accept their offer when we had no idea if/when they would be able to proceed. Determined to get our house, they even told our (and now theirs too) EA that they were hoping our buyers would pull out so they could be in with a chance! Our buyers were even more determined though and wanted a quick exchange/completion, which we managed to achieve despite various obstacles. The first couple decided not to move once we had exchanged as it was the only house they were interested in......
I hope that if you do fall in love with the house you have more luck with selling yours than our couple did:D

As just but chance this house is just down the street and ended up talking to the key holder earlier who invited to show us around. He advised us that the sellor would probably consider not going via the EA and wondered if this is possible and would there be any implications doing so?
House been on market for 1yr and son is selling since his mam passed away.
Happy with what we seen and going to put ours on the market when I contact EA Monday.0 -

For the seller, yes - if they have a contract with an EA. They may still be liable for the full fees.Thinking critically since 1996....0
