    If you are BTLing you need to read the long lease carefully, is letting permitted? Are pets? Even if you are permitted to disconnect you would may have to install electric only not gas, since there would be safety issues with you not servicing gas regularly.

    If you are worried about the high service charge, presumably you are also concerned about the possibility of major works in the future running to thousands or tens of thousands as is a well known risk with ex local authority? Have you checked if the long lease permits only repairs and maintenance or improvements also? Does the flat meet 'better homes' standards?

    Interesting enough...there is a gas meter in the flat...probably for the kitchen only.

    Will check with the council the possibilities that I've got for the disconnection.
