    Be very careful with this - doing this is classed as part of the purchase price and if the solicitors find out they will be obliged to notify HMRC as it is tax fraud (this used to be common place but was stopped some years ago - around 2008, from memory).

    Okay I definitely won't do that then! The agent hasn't called back after her curt message last night. Looks like the house may just be out of our price range. It's a shame as I thought we made fair offer given the other sold houses in the street. We will keep on looking and hopefully another property we like Will come on the market soon.

    The agent is a fool by the sound of it, nobody is going to buy it at 265, and if the sellers are that desperate to move they would realise this and accept your 250 offer, which is the most that they can get now. If they wanted more they should have left it at 285 so that it would look to a buyer as if they were getting a decent discount at 265.

    It went on at a strange price offers over 270k. Like you say most houses I 've seen in the area are offers over 235k or offers over 285k. The 235k ones go for just under the 250k threshold and the 285k ones go for around the 285 mark or less.

    Looks nice, are you going to use one of the downstairs bedrooms as a dining room, or is there space in the kitchen for a table? It is not obvious from the pictures.

    Didn't get the house. Offer was rejected so we will have to move on. We stood our ground 're the price. Hope we don't regret it.
