Another vote here for maryland! (in terms of value for money), you would get all the benefits from the 'ripple effect' of Stratford without the stress, and as another poster has said, crossrail will be a massive plus!
Personally, if you could afford it, I would go a couple stops up on the central line to South Woodford/Snaresbrook/Wansted. It's only another 7 minutes from Stratford, and once the novelty of the new house wears off, you will appreciate the (relative) peace and you will have a better chance of getting a seat in the mornings0 -
Epping is the 1st stop on the central line. My OH gets on the tube there & off a St Paul's which takes around 30 mins. The advantage is that the train is waiting there in the morning & no problems getting a seat. He says its standing room only within 3 or 4 stops.0

But a less direct commuter route to Canary Wharf and the Central Line is usually packed in the mornings. If I worked on Canary Wharf, I would rather get the Docklands railway direct from Stratford.
Also more expensive for housing and you would probably have to get a flat and pay more for travel as it would be zone 4.0 -

But it's one change at stratford, and adds literally only a few minutes to your journey. Besides, it's not just about work, what about getting into central london? I say this having lived in both South Woodford (just off George Lane) and Stratford (just off Carpenters Road). We are all entitled to our views :-)0 -

Thanks for the links... I had actually read both of them already. But scary thing is:
"Rent levels will be made public in May but Mr Corbyn said they would be lower than nearby Canary Wharf."
I personally dont think they should even be talking about Canary Wharf in same sentence as Stratford. A decent studio flat costs 300K in Canary Wharf compared to free hold house in Stratford IMO.0 -

I know the South Woodford and wansted areas well and I love them. Infact they were on top of my list of areas before I started thinking about Stratford. But I have a number of issues with them:
1) My commute time becomes 20 mins instead of 10. This becomes really bad on the days there are issues with central line.
2) I would be stretching super hard to buy a freehold 2 bed £320K+ in these areas.
3) I would really feel bad if Stratford outdoes them in price after 5/10 years because of all the new infrastructure and proximity to central London.
Whats your opinion ?0 -

Since you have valuable experience of living close to South Woodford
and Stratford Stations.... how would you compare them ?0 -
Ask people at work who will be in your wage bracket what they do..Flats are a minefield in London as so many are overpriced with mental service charges...Do as much homework as you can...Then some more as you will be spending nearly a million pounds(with interest over the mortgage).It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
I used to live in Leyton - hated the whole area, I wouldn't touch it with a bargepole these days. I personally doubt that it will become "gentrified" if anything most of inner London is going the other way.
I would personally take that £310k out into Kent and buy in a nicer area. If you buy on a line that goes through lewisham you can pick up the DLR from there, but really it depends what areas you like. You may find Stratford to your tastes but I would advise spending some time in the area first...0
