my house is on the market, as of wesnesday and we have our first viewing booked for later today and one for tomorrow.
i was just wondering should i make a page of house notes for the viewers? like built year, location/distance from local things, council tax band, our current electric spends etc?
i would find these really usefull looking at houses but the estate agents are too useless to rememer all these facts.
is it going to look too keen to sell? or just be a breath of fresh air in the way of marketing/selling your peroperty?

Personally I would think it comes across a bit keen for a first viewing but is something that would be nice to have for a 2nd viewing.

It wouldn't be for me, but I'm sure others would like it. I'd like to hope the ea would be able to answer most of these questions should they arise0

The council tax band would be useful to know, but I wouldn’t offer more information at the first viewing stage, as it may make it look a bit too keen to sell!
We had a comment that the rear of our house had no curtains up, so they must be keen to sell. Infact we have never had curtains on the rear of the property, we never got round to buying any over the last 5 years, but this buyer was just looking for any excuse to offer low.
If they are a serious buyer, I would expect them to do their own research into what is around the area and ask question at the second viewing. If your agent is doing the first viewings with you absent, I would suggest on the second viewing you are around and then can answer any questions the buyer may have. This way you don’t look over keen but are willing to offer the information to interested parties.0 -
I think if it's in the First Time Buyer price bracket, that might be really useful. As for not looking too keen - you can always let them know that you have it if they are interested, and offer - leave it on the kitchen counter or similarSo many glitches, so little time...0

Yes i'd say it was a good idea.
I don't think it implies anything about your level of desperation. Even if a viewer jumped to this conclusion , you are under no obligation to accept a low offer. :beer:0
