How much do conservatories and loft extensions add to the value of a property?

    GM guess we both thought the same thing at the same time!!!!!
  • I grew to truly dislike my old conservatory, it just wasn't a useable room. We stored toys in it, but it was far too cold to use in winter (ok in summer, but only because garden was north facing)

    General rule is extensions can add more value than cost in a rissing market. In a falling market it adds less value than cost.

    So it depends on whats happening in your area. I would bet in central London you can make money from it, in Northern Ireland it will cost you dear.

    A conservatory that is open plan to the main building will NOT meet Building Regs.

    If it was constructed long enough ago (before the introduction of BRs) it might not need, or have needed, BRs, but BRs have always needed conservatories to be seperated from the main house by external walls/doors.

    Perhaps you are thinking of Planning Permission? This is not always needed.

    People in London tend to add extensions on because it's cheaper than moving.

    However some people I know don't like loft extensions if it causes a reasonably sized room to be cut up to provide access to the extension.
    I'm not cynical I'm realistic :p

    Yes it CAN meet building regs. Its not easy but it can be done. My Brother in law has a large conservatory that does meet building regs, certificate and all.

    It can be done with very efficient glass, heating etc. Its not easy but it is possible, look into it.

    Relax, you're right. I was cavalier in my choice of words, but the thrust of what I said stands, because it's what people think which counts, and public thinking on this has moved on. :)

    Yep...agree. As Dave knows - one of the houses on my "under consideration" list has exactly that sort of set-up (ie open through from lounge to conservatory) and I am already shivering with cold at the thought of it and wondering how much I would need to knock off the price to put that end lounge wall back up again.

    I think it really all depends on location as well as quality if build. Ian jut in the process of buying a house with a conservatory, they are not my thing and I don't plan to keep it but slightly extend with open garden doors instead, I believe this will add better value, but each to their own. I will also be hoping to convert the loft to a bedroom and ensuite, I understand how some people try to make attics to two rooms, some believe more rooms adds more value but not if they are to small in my opinion, I would rather have good sized rooms than more rooms and to small.
