How much do conservatories and loft extensions add to the value of a property?

Seen a really nice house that has had a conservatory added and a loft converted to form a bigger master bedroom. The loft conversion hasn't added an additional bedroom to the property though as a smaller bedroom has been cut through to provide access (the smaller bedroom is now a dressing room).

If the value of the house without these works is c £450k, how much do you think these extensions would add to the value?

    It depends how much you'd like to own this property in this location over and above the one next door.

    Unfortunately the one next door isn't for sale :)

    I'm just trying to work out whether the house is worth more than £450k (which I think it is) and if so, how much more. Any advice?

    I should add that we would want the extra space added by the conservatory and the loft extension as the master bedroom would otherwise be on the small side. I think the extensions could have been done better e.g. by adding a garden room as opposed to a conservatory though.

    Whatever you think they are worth.

    A conservatory is worth nothing to me as I don't like them, it may even be worth a negative amount as the worst case scenario is that I hate it enough to want to remove it.

    I am not opposed to loft conversions but I'm not sure of the point if it hasn't added an extra bedroom. In that case it would depend on the house - the size of the rooms, the layout - as to whether I thought it had enhanced the house.

    The conservatory is quite nice as it is open plan to the kitchen and dining area and is modern. In an ideal world, I would have preferred a garden room extension though.

    The loft conversion probably adds the most appeal as the original master bedroom would be on the small side otherwise (not enough room for a dressing table for example) so you get an enlarged bedroom plus there is a separate dressing room.

    Bang goes the house's eco credentials then!

    All the rage a few years back. Not allowed under current building regs, unless exterior standard bi-fold doors or similar are fitted.

    Actually its a misconception that it isn't allowed, it is as long as you get the correct buildings regs approval. You have to prove the energy efficiency and thermal loss is being mitigated but it can be done.

    Yes, things can be done. I've had to bargain to get a large picture window on a proposed extension via the mitigation route. i.e. closing up another.

    But my point here is that open plan conservatory/kitchen and reception will be perceived as a negative by many nowadays.

    Well the one next door to that then... ie any similar property in the same street area without the conservatory/loft.

    Check if the conservatory has building regs because I don't think it is supposed to be open to the rest of the house due to heat loss!
