Don’t leave it on the table IMO, it'll give the vendor a false sense of security and your offer will go stale in their mind.
Take it off and look at other houses, in 2-3 weeks time, you can re offer the same amount and will get the agent/vendor talking about things again, after the vendor has had a chance to get a feel for the market.0 -
I can't believe they expect to get £130k for it when the stamp duty threshold is £125k. ok, it's only 1% but it seems a natural cut off point for houses in that price bracket. I'd keep looking and the vendors might realise that it's a good offer.0

Found out yesterday that the people selling the house are a more or less a firm of builders who bought the house along with a few others in the area many many years ago and rented them out. This one in particular was rented out from day one until now to the same person which is why its now in need of great repair, seems odd them being a firm of builders but hey now they want to sell it...to me it sounds like a harder sale for us.0
