Help with deciphering an electrical report
Hi,
I’m in the process of buying a property and vendor has sent me paperwork relating to electrical work that was carried out.
I’m in the process of buying a property and vendor has sent me paperwork relating to electrical work that was carried out.
Below is an extract of what’s in the Electrical Installation Certificates from the installer
Details of Installation in Certficate 1
Installation of one main RCU to protect existing circuits in built-in type distribution board, replacement of old BS3036 fuse's with wyiex B type retro fit MCB's and installation of main gas and water earthing
Details of Installation in Certficate 2
Installation of an RCD on to the existing meter tails, installation on main gas and water earthing, installation of retro fit wylex circuit breakers. Replacement of for pendants, replacement of cooker switch, tidying of existing utility room surface wiring
Installation of an RCD on to the existing meter tails, installation on main gas and water earthing, installation of retro fit wylex circuit breakers. Replacement of for pendants, replacement of cooker switch, tidying of existing utility room surface wiring
- Does any of the installation work indicate that a re-wire has been done?

There are 2 installation certificates but NICEIC compliance certificate is only attached to one and compliance certificate says ‘UPGRADING/ALTERING OF EARTHING’ for work carried out. Is this consistent with the information in either of the installation certificate ?

The statement below is from the comments in Certficate 1. Are you able to translate what it means?
" Early installation, one ring circuit serving the entire house, both floors, old type metal fuse board cabinet will require updating in the future to provide individual ROD protection for existing circuits. Unable to lift any carpets or floor boards to assess condition of cabling/locate ant joints "
Thanks

It sounds as if most of the installation is sound.
The consumer unit (fuse box) is old and modern ones will give better protection.
If it were me I would get quotes for a new consumer unit plus upgrade the earth bonding.
Next all the power sockets are on the same circuit, nowadays an installation has at least 3, kitchen, downstairs and upstairs, this reflects the increased number of electrical items we use in the modern home.
Pendants, old flex? Cooker switch old?
If I were you I would use the report to try to reduce the price and get the work done asap. A complete rewire may be best, don't fit carpets etc. before this is done.0
